武汉市房地产价格与开发资金来源关系研究 总被引：1，自引：0，他引：1
根据1998-2007年武汉市房地产开发资金来源与房地产价格数据,在利用ADF法对各时间序列数据进行平稳性检验的基础上,运用Granger因果关系检验模型对房地产开发资金来源变动与房地产价格变动之间的因果关系进行了实证研究,研究结果表明,武汉市房地产开发资金来源变动与房地产价格变动之间不存在显著的因果关系. 相似文献

本文应用1998-2011年武汉市有关房地产方面的数据,利用协整检验和Granger因果关系检验分析了影响中国房地产价格的各种因素。影响房价的因素众多,笔者主要选取了供给方、需求方、政府以及一些主要的货币政策变量进行理论分析,并结合中国房地产的实际提出相应假说。实证结果显示,房地产价格的推动力的主要来源是政府政策,其中金融机构贷款利率对房地产价格的影响非常之大。而需求方面的影响也很大,人均可收入分配的增加能提高房地产价格。而供给方：当年商品房竣工面积对房地产价格的影响也很显著。依据笔者的实证结论,本文提供了一些相应的对房价调控的政策建议。 相似文献

近年来,随着中国房地产市场的日趋成熟和完善,房地产价格持续快速上涨的现象依然很严重,为此政府对房地产市场进行了多次宏观调控．本文利用ARCH类模型,引入政策干预变量,选取2003年1月至2012年12月的中房上海指数月度数据作为样本．分析了各个时期的宏观调控政策对房地产价格指数产生的不同影响．结果显示中国房地产价格受宏观调控政策的影响显著,房地产价格的波动具有杠杆效应,但房地产价格对调控政策的反应存在时滞效应． 相似文献

文章分析了个人住房信贷政策对房地产价格的影响机制,并选取2006-2019年季度数据,建立向量自回归(VAR)模型,实证研究了个人住房信贷政策对房地产价格的影响。研究发现,房地产价格会随着个人住房信贷政策的调整而有所波动,个人住房信贷政策的扩张会推动房地产价格的上涨,与贷款利率相比,个人按揭贷款规模对房地产价格的影响更加明显。 相似文献

利率是货币资金的时间价格,利率政策的变化会影响货币资金的供给与需求,在房地产市场中,就表现为成交金额、成交面积以及成交价格的变化.通过总结既有的研究成果,本文从理论上就利率政策对房地产市场的影响进行了深入分析.在此基础上,利用北京、上海、广州和杭州四个房地产业最发达城市2008～2012年4月的月度数据,检验利率政策与房地产市场之间的相关关系.研究发现,一年期和五年期存贷款利率与房地产市场成交金额和成交面积显著负相关,五年期存贷款利率差与房地产市场成交金额和成交价格显著正相关,一年期存贷款利率差与房地产市场成交价格显著负相关. 相似文献

房地产价格过快上涨,这主要归根于各地房地产市场影响因素不同,无差别的调控政策不能满足多元化的房地产市场.基于此,通过成都市2000～2011年相关数据,借助SPSS16.0软件,建立二次多项式回归模型,经过检验,确立了最终模型.结果表明,城市化率、住宅投资额、住宅竣工率是影响成都市住宅价格的主要因素,并据此提出了成都市住宅价格控制的建议. 相似文献
