| 摘 要： | 当前,我国房市需求发生了放大性畸变。被放大的房市需求推动着大中城市的房价持续高涨,而房价畸高对经济社会发展会产生严重危害,包括降低中、低收入阶层的生活水平,扩大社会贫富差距,限制与房地产无关的行业的投资及需求,降低城市竞争力,增大国民经济运行的金融风险等方面。为了消除导致房市需求放大的因素,各级政府应当严厉打击囤积土地和房源、哄抬房价的行为,增强市场透明度,限制投机活动,拓宽投资渠道,控制城市拆迁规模。

| Abstract: | At present,the demand of real estate in our country takes on abnormal change with magnification.The magnified demand drives the house price in large-scale and middle-scale cities to rise at a huge extent continuously,and the abnormally high price has serious harms on economic and social development.Those harms include the degradation of living conditions of persons with middle-level and low-level income,the enlargement of social gap between the rich and the poor,the restriction of investment and demand in industries irrelated to the real estate,the decrease of competitiveness in the city,the magnification of financial risk in the economic circulation and so on.In order to eliminate the factors that magnify the demand,governments of all levels should take measures to strike blows at the actions of stocking up the land for construction and completed houses,and the actions of bidding up the house price,to enhance the transparency of market,to restrict the speculation,to enlarge investment channels,and to control strictly the scale of rebuilding in old urban districts. |
