| 摘 要： | 房屋产权登记与土地使用权登记是我国房地产登记管理制度中的重要组成部分。我国房地产一直实行房产、地产分别登记的制度，该制度越来越不适应市场经济的发展。因此，建立两证合一制度是完善我国房地产登记制度的必然趋势。
