土地供给信息对我国住宅市场价格影响研究

摘    要:旨在研究土地供给信息对我国住宅市场价格影响的研究。在分析土地供给信息与住宅市场价格互动机理的基础上,选取1999年--2010年我国东中西三大区域土地供给信息、住宅市场价格等相关数据定量反应土地供给信息对住宅市场价格的影响。结果表明,土地供给信息是影响我国住宅市场价格的重要因素且对东中西各区域影响程度不同,东部区域住宅市场价格对土地供给信息的敏感程度较高,中西部区域住宅市场价格敏感程度相对较低。

Abstract:This paper aims to analyze the land supply information impacting on China’s real estate price.On the basis of analyzing of the interaction mechanism between the land supply information and the real estate price of the eastern province,central and western provinces,and this paper selects the land supply information and real estate price of the three regions to make a quantitative reaction of land supply information on real estate price.The empirical study result shows that land supply information is an important factor to real estate price and has different impacting levels to the three regions.The effect of land information to the real estate price in eastern provinces is higher than in central and western provinces.
