| 摘 要： | 租赁房屋附合装饰装修费用,以租赁合同约定的租赁期限为分母,以承租人实际占有使用房屋的时间为分子,在租赁期间摊销;租赁合同无论是无效还是解除等原因提前终止未摊销的费用损失,由责任方承担。法律法规应规定:附合装饰装修费用数额,承租人应在装修完毕后一个月内书面通知出租人,否则装修费用由承租人承担;出租人有异议的应在收到通知后一个月内提出;以便将来可能纠纷的即时解决。

| Abstract: | The expense of attached decoration is amortized in the rental period with the term of lease as the denominator and the time when the tenant actually occupies and uses the house as the numerator;the responsible party should bear the unamortized expense for the lease contract which is invalid or terminated in advance.The sum of the expense of attached decoration should be delivered to the lessor in written notice in a month when the decoration is completed,otherwise the tenant should bear the expenses;the lessor puts forward the objection in a month after receiving the notice in order to solve the dispute immediately. |
