摘    要:住房抵押贷款证券化是资产证券化的一种形式,是一种新型、创新的融资方式,虽然对银行、个人及金融体系的发展有一定的积极效应,但目前我国经济、法律和金融条件的制约使住房抵押贷款证券化的推行存在较大的困难。本文阐述了住房抵押贷款证券化的涵义、环境要求及其产生的效应,着重从宏观上分析了我国推行住房抵押贷款证券化存在的障碍及相应的对策。

Abstract:MBS is a form of asset securitization,and a new-style and innovative financing manner.Despite its positive impact on the development of bank,financing system,and individuals,many difficulties arise in the impementation of MBS in China due to the restriction of economical,juridical and financial conditions.This paper probes into the meaning of MBS,its environment requirement and impact,and mainly analyzes the difficulties and corresponding measures in its implementation from macro point of view.
