| 摘 要： | 文章对国外不动产预告制度的涵义、性质、要件、效力、消灭等内容进行了介绍和论述,对我国的商品房预售合同登记备案制度进行分析并提出改进建议,意在未来立法中进一步完善我国的商品房预售登记备案制度,切实保护购房者取得其期待的房屋及所有权的利益。

| Abstract: | The paper introduces and discusses the conception,nature, important conditions, effects and dissolutions of advance notice registration in foreign countries, and it also analyses China’s registration for advance sale of residential houses and puts forward some advice for improvement. Hence, it is pointed out that we should improve our registration system in future in order to make sure that buyers will be able to get their houses and ownership benefits. |
