摘    要:对房地产开发企业来说,价格直接关系到市场对其所开发产品的接受程度,影响着市场需求和房地产开发企业利润。我国房地产市场的发展日趋完善、逐渐成熟使得房地产市场中的主力产品——商品住房的价格竞争越来越激烈。掌握科学的房地产定价程序,灵活运用定价方法,确保预期利润和其它目标的实现,是所有房地产开发企业至关重要的工作环节之一。另外,影响商品住房定价的因素很多,成本因素是决定商品住房价格的最主要因素,所以有必要对商品住房的成本构成进行了解。依据成本基准价,企业再结合市场供求、竞争情况、国家政策等影响因素,进而确定出适合企业自身的商品住房价格。

Analysis on the Pricing Method of New Commodity Housing Sales
Abstract:For real estate development enterprises, the price is directly related to the development of the market to the extent of their products, the impact of market demand and real estate development enterprise profits. Things are all real estate development enterprises are most concerned about the development of China's real es?tate market consummate day by day, gradually mature makes the real estate market in the main product of the commercial housing price competition is more and more intense, master the scientific program of real estate pric?ing, flexible use of pricing method, ensure the realization of expected profits and other targets. In addition, the im?pact of commodity housing prices also have a lot of factors, cost factors is the most important factor in the price of commodity housing, so it is necessary to understand the cost structure of commodity housing. With the cost of the benchmark price, and then combined with the market supply and demand, competition, national policy and other factors to determine the appropriate enterprise's own commodity housing prices.
