| 摘 要： | 房地产经济具有二重性,主要表现在：由于其虚拟性而导致的扰动因素;由于其实体性和不断完善的房地产市场,而具有稳定因素。随着房地产越来越多的成为投资工具,其虚拟资产的特性愈发明显,这表现在房地产价格的强波动性。金融自由化使房地产市场波动尤为显著,并在金融危机形成和暴发的过程中起到了推波助澜的作用。但是,这时房地产市场的剧烈波动更多的是由于金融自由化引发的信贷市场的膨胀。实际上,在外部制度因素保持稳定的情况下,一个发达而完善的房地产市场有可能对经济发展和经济增长起到积极的稳定作用。

| Abstract: | The real estate economy has its duality mainly showing this： tts virtual nature leads to disturbance factors,while it possesses stabilizing factors thanks to its substantial nature and continuous improvement of the real estate market.As the real estate is more and more used as an investment tool,its characteristics of virtual assets are increasingly obvious which is reflected in the violent fluctuations in prices of the real estate.The fluctuations in the real estate market due to financial liberalization are particularly significant which has played an important role in the formation and outbreak of financial crisis.However,the violent fluctuations in the real estate market are more due to the credit market expansion triggered by the financial liberalization.In fact,under the stable external system factors,a well-developed and comprehensive real estate market may play a positively stabilizing role in the economic development and growth. |
