我国大中城市房地产投资环境评估与分类研究

摘    要:以我国35个大中城市为研究对象,应用主成分分析和聚类分析相结合的方法对其房地产投资环境状况进行深入分析,得到基于主成分分析的城市房地产投资环境优劣排名和基于聚类分析的城市房地产投资环境层次分类,分析结果显示,我国大中城市房地产投资环境地区差异明显,并进一步予以说明。

Abstract:With 35 cities in China as the research object,the paper analyzes their real estate investment conditions in depth by using principal component analysis and cluster analysis,obtains 35 cities’ quality rankings based on principal component analysis,and works out hierarchical classification based on cluster analysis in China.The results show that regional differences of 35 cities’ real estate investment environment in China are apparent,and the paper gives the reasonable explanation.
