我国居民房地产财富效应的实证研究

摘    要:房地产业不仅是我国国民经济的重要支柱,同时也是居民家庭财富的主要组成部分。从1998年房地产市场化改革以来,房地产市场逐年攀升,房地产价格波动对居民消费和居民家庭财富的影响不容忽视,已经引起了政府和学术界的广泛关注。研究表明,房地产价格、城镇居民收入、消费三者之间存在相互影响的关系。随着居民收入水平的提高,应进一步完善社会保障体系,建立健全多种渠道来满足不同人群的住房需求。抑制投资性的需求,减少房地产对居民其他消费的替代效应,增加财富效应。

Abstract:Real estate industry is an important pillar of the national economy in China as well as the main component of household wealth. Since the market-oriented reform of the real estate in 1998, the real estate market is increasing year after year. The price fluctuation of real estate, the resident income and resident consumption are correlated with each other. With the increase of the income level, social security system should be further improved, and more channels should be set up to meet the house require- ments of different groups of people. The investment requirements should be restrained to reduce the substitution effect of other consumption caused by the real estate and increase wealth effect.
