| 摘 要： | 房地产既是一种耐用消费品，又是一种资产，所以，房地产价格既受市场上的供求关系的影响，也受资产定价中相关因素的影响。本文通过应用计量OLS方法对我国房地产销售价格与货币供应量（M2）、利率和汇率等变量加以回归分析，认为货币供应量上升、低利率和预期本币汇率上升，都是促进房价上升的重要因素。
