货币、利率、汇率对房价影响的实证分析

摘    要:房地产既是一种耐用消费品,又是一种资产,所以,房地产价格既受市场上的供求关系的影响,也受资产定价中相关因素的影响。本文通过应用计量OLS方法对我国房地产销售价格与货币供应量(M2)、利率和汇率等变量加以回归分析,认为货币供应量上升、低利率和预期本币汇率上升,都是促进房价上升的重要因素。
