| 摘 要： | 传统的房价预测方法主要是按时间序列进行的,而房价的走势除与历史房价有关外,还由人均居住使用面积、市区人口总数、人均可支配收入、人均消费性支出等多方面的因素决定。通过对影响厦门房价的多种因素进行分析,并预测这些数据的走势,利用BP神经网络进行仿真,得出厦门市房价的预测值,结果表明用此模型进行房价预测是十分精确的。
