| 摘 要： | 住宅专项维修资金涉及到千万栋物业的＂养老＂,关系每一位业主的合法权益。目前在维修资金管理和使用中存在严重的挪用和使用困难及保值增值压力的问题。据此,提出发挥保险精算、资金管理、社会管理的功能,在住宅专项维修资金管理中引入保险机制。

| Abstract: | The housing specialized maintenance funds are ＂the endowment＂ for the property management of hundreds and thousands of buildings. It involves the lawful rights and interests of all proprietors. However, in the present management and using of the funds there are very serious problems, such as appropriation, inconvenience and pressure of keeping and increasing the value. This paper presents the view that insurance mechanism, which can perform its functions of actuarial approach, funds control, and social management, can be used to manage the funds. |
